Buying a home
in Spain

01

After choosing your dream property, it’s time to remove it from the market by paying an initial deposit (which will be approximately 5,000 €).

02

To put your mind at rest, IMONT will get all the necessary legal documents of the property to check that everything is legal and debt free.

03

After that, IMONT will prepare the purchase contract or, if you have chosen a new built property, IMONT will check that the contract the builder has prepared is in your best interest.

04

When it’s time to complete on your property, the purchase deed will be signed at the Notary’s office and, from that moment, you will be the happy owner of your property.

05

IMONT will make this whole process stress-free for you.

06

Effective communication is key to successful conveyancing.

07

Throughout the transaction, we will ensure that you are constantly updated with the progress, so that you are kept fully in the loop.

Wills &
Inheritances

When you own a house in Spain, it is highly recommended for you to sign a Spanish Will covering your property in case of death.

You should sign your last Will in a public deed before a Notary to ensure that all legal formalities are complied with.

IMONT has a specialized team to look after your interests once you own a property in Spain.

It is important to know that there are several taxes to be paid annually: local rates (IBI) and Non-resident Tax (for non-residents) or Income Tax Return (for residents).

If you decide to rent out your property, you should know that you will have to pay rental tax. IMONT offers a comprehensive and professional Fiscal Representation service.

NIE
Number & Residency

To be able to buy a property, a car or to open a bank account in Spain, you will be required to have a “Foreigner Identity Number” (N.I.E number).

IMONT can apply for it on your behalf using your power of attorney.

Power of
attorney

To avoid having to come to Spain at each step of the purchase/sale process, we recommend you to sign a power of attorney. With this document IMONT can sign your contract, request your NIE number, sign your deeds and even contract the suppliers on your behalf.

IMONT will make sure everything is ready for you to enjoy your home before you arrive in Spain.

The power of attorney can be signed by you before a Notary in Spain or in your country of residence. IMONT can assist you in both cases.

Holiday
Home
Tourist
Licenses

If you wish to rent your property in Spain for holiday purposes, you must have a tourist license to advertise it in real estate agencies or on websites such as Airbnb or Home Away.

The lack of a licence can lead to sanctions; therefore, if you rent or intend to rent your property, contact IMONT to assist you.
