GREAT REDUCTION OF INHERITANCE AND DONATION TAX IN THE REGION OF MURCIA

Since 1 January 2018, the Region of Murcia has become the third Autonomous Community, together with the Canary Islands and Madrid, to reduce inheritance and gift tax by 99%, making it practically non-existent.

The plusvalía tax is a direct tax on the increase in urban land value, which is realized on its transfer (for example when the property is being purchased, inherited, donated or exchanged) or when other property-related rights, such as the right of use or usufruct, are being constituted or transferred. The tax is calculated with the cadastral value and the length of time the property has been owned, taken as a reference; but the real value of the property and of the land is not taken into consideration; in spite of us all knowing that these prices have gone done considerably during last times of crisis.

La plusvalía municipal es un impuesto directo que grava el supuesto incremento de valor experimentado por los terrenos de naturaleza urbana, como consecuencia de su transmisión (compraventa, herencia, donación, permuta), así como por la constitución o transmisión de derechos reales de disfrute, como es el usufructo. La fórmula para realizar el cálculo del impuesto se basa en los valores catastrales del suelo y los años de posesión de la vivienda; pero sin tener en cuenta ni el precio real de las viviendas ni del suelo; lo cuales todos sabemos han sufrido una gran caída durante la crisis.
